PBCA Board meeting November 18, 2013

In attendance Jacquie Hensel, Lee Morrison, David Fish, Ann Ulp, Dave Chajkowski, Stephanie Lepley, Jean Lowe, Don Fry

Meeting started 7:00 p.m.

Jacquie welcomed the newest board member Jean Lowe.

Are you ready for the holidays?  Well if not, you will be the first Monday after Thanksgiving as Santa will arrive in Pine Brook on December 2, 2013, 6:30 p.m. to greet children of all ages!  The event is free and open to all Pine Brook residents.  Please come to the Pavilion by 6:15 p.m. to watch Santa arrive on a Hampden Township fire engine. The Association will provide some hot cocoa and some snacks, but please bring another dessert to share.  Hope to see you there!!

Dave Chajkowski discussed the soda machine at the pavilion.  The machine’s profits pay for the cost of the electricity and the PBCA makes a little money.  Former Pine Brook resident Mike Anderson owns a vending company that provides the drink machine for free.  In order to save money, the soda machine will be turned off in the winter since the cost of electricity is more than the profit from the limited number of sodas sold in cold weather.

The Association is doing well on income and expenses.  Everything is going according to the budgeted amounts.

Jacquie, Ann and Don will decorate the front entrance again this year.  They are hoping for the Saturday or Sunday morning after Thanksgiving……depending on weather.  If you are interested in helping, please give Jacquie a call at 737-2425.

The pine tree at the front entrance is dying.   Ann took a branch to the store that sold the tree and was told the tree has “fur blight.”  It will be decorated for the holidays as it is…..so think Charlie Brown Christmas.  Since the part of the front entrance where the tree is located is slated to become part of the new bridge construction, the board is debating whether to replace the tree.  At this point, the board is considering replacing the tree since there is no firm timetable for the construction of the bridge…..and project’s such as building a new bridge sometimes take much longer than projected.

Discussion of allowing residents to pay annual dues with credit cards via PayPal.  Wayne Kessler uses a company for his business that may be able to take Pine Brook on as a client.  Wayne will examine the idea and will find out the costs.

Jacquie discussed complaints of residents parking large trailers, RVs, boats and excessive number of cars in front of their houses.  The township was contacted, examined the trailers and sent notices to the owners.  There was an issue with unregistered cars being parked in the street or in driveways.  The township stated no unregistered cars can be on public streets, but they may be allowed on private property.  There is also an issue with campers and boats being parked on people’s property, the township laws regulate the amount of time certain recreational vehicles can be parked next to private houses.  If you have a question, please contact the township police at 761-2609 as the PBCA does not have legal authority over such matters….the township does.

No PBCA Board meeting in December.  The next meeting will be on January 20, 2014, 7:00 p.m., at 214 Lamp Post Ln.
