Annual Meeting
At the annual meeting, held on October 6, the 2009 budget was presented and approved. The board does not expect any big changes in income or expenses for 2009 and dues will remain at $50 per house per calendar year.

Joe Woodward, a representative from PAWC, was available for comments.  Many neighbors voiced their frustrations and concerns about PAWC’s handling of the current water pressure situation we are experiencing. Joe gave us the history behind the need for the water pressure increase and explained PAWC’s decision to install regulator valves at no cost to homeowners if their pressure is 125 or above.  Many neighbors would like to see free installation for those houses with pressures of 120 or even less.  

Neighbors also wanted PAWC to know how inadequately their calls were handled by PAWC’s customer service department.  Joe Woodward told us that he will report to his management our concerns and then be in touch with a follow-up to the township in the next few weeks.  Don McCallin, our neighbor and Hampden Twp commissioner, arranged the meeting with Joe Woodward for us.  Mike Gossert, the township manager, was also there to field questions.

October 26th, Sunday, 3:30 – 6:30 pm PBCA Pumpkin Patch Party @ Pavilion Park  FREE!! (Bring a pumpkin)
November 10th, Monday, 7:00 pm PBCA Board meeting @ 214 Lamp Post Ln. 
December 24th, Holiday Luminaries in front of your house, neighborhood wide. Most folks start at 5pm. Totally voluntary.

More Water Pressure News
The Pennsylvania-American Water must, by law, install a pressure regulator valve on your water meter if your water pressure is 125psi or above. In order for that to happen, you have to do the following:
- Call the PAWC at 1- 800-565-7292
- If the water company tells you they don’t do that or that it is your responsibility, don’t argue with them, simply do the following:
- Contact the PUC at www.puc.state.pa.us
- Click on “File Complaints”
- Click on “Informal Complaint Form Page”
- Fill out the requested info and hit send. The PUC will contact the PAWC and someone will contact you.
- Or call the PUC at 1-800-692-7380

Pet Peeves
Some residents would like to remind everyone that the Township does have “pooper-scooper” laws and you must clean up after your pets. This includes the common areas of the neighborhood such as Hidden Park and Pavilion Park.

Not picking up after your pets is a violation of Township laws and the penalty for not picking up after your dog is a fine of no more than $600 and/or jail time of no more than 30 days.

Advertising in the Pine Brook News   
Ads for kids offering yard work or babysitting jobs, will be listed here FREE of charge. The PBCA also allows interested adults or businesses to advertise in the neighborhood newsletter for a small charge. The cost is $25 for a business card size ad. All money from these ads goes towards the cost of printing the newsletter. The board limits the number of ads and approves the content.

Pine Brook Entertainment Committee
The Association is in desperate need of volun-teers for the Entertainment Committee which is in charge of organizing and running the various events such as the Summer Picnic, Pumpkin Carving, etc. Please contact Dave Fish at 737-6635 to help - even if it is for only one event.


Ads in the newsletter cost $25 per business card size. This money is used to cover the costs of printing the newsletter.

Military Calling Cards
Pine Brook resident Stephanie Lepley is organizing a calling card care package drive for the military. She needs calling cards, care packages and/or donations by November 5th for them to make it in time for the holidays. Please give her a call at 574-1824 for full details or drop off donations at her home at 309 Lamp Post Ln.

At the General Meeting for the Pine Brook Civic Association on Monday, October 6th, the following slate was elected to the Board:

Dave Fish, Secretary, and Ken Ulrich, Treasurer, remain in those officer positions for the remainder of their two year terms.  Wayne Kessler remains on the board as Past President.

President’s Corner:
Hi, Pine Brook neighbors. I’m Jacquie Kirby Hensel and I have been elected President of our Board. I live with my husband Spike at 214 Lamp Post Lane. Yvonne Abela, Jim Baker, Nick Cimino, Cindy Heidelbaugh, Stephanie Lepley, Lee Morrison and Mike Plank remain as Board members. Dave Fish continues to be our Secretary and Ken Ulrich our Treasurer.

Some newcomers to the board are Emery Kutney, our newly elected Vice President, and Ramon Marin who was elected as a Board member.

Wayne Kessler now moves to the position of ‘Past President’ where he can help me as I transition into the post of President.

Dick Ulp and Fred Briggs are taking a rest from the board after many, many years of service to Pine Brook. I want to thank all of the above mentioned for the concern they have for our neighborhood and the time they spend to make the Board function so well.

I particularly want to thank Wayne Kessler for serving as President for the last four years. Wayne has really done a lot to promote Pine Brook, our activities and to answer our concerns as they arise. One very special thing he has done for us is to set up our Pine Brook Mailserv. This FREE neighborhood e-mail service is a fantastic way for us all to keep in touch and many of the residents use it.

The Mailserv has been the way that Pine Brook residents found out about the problems the increased water pressure was causing and the way in which residents could turn to the water company to get a free pressure regulator valve. The Mailserv is also a great way to get recommendations from other neighbors for roofers, plumbers, etc. It is a great way to stay ‘in the loop.’ Do you want to be a part of the Mailserv? Annual Picnic Wrap
The Pine Brook Annual Picnic was a big success and 125 folks of all ages attended.

A great big thank you goes out to the volunteers who helped set up and run the picnic. It could not have happened without you.

Here is a brief list of those folks who helped. I apologize if I left any names out.

Pine Brook Mailserv
If you are a member of the free Pine Brook Mailserv, then you know how valuable a service it can be. Residents signed up were the first to know about the water pressure problems and how to get a free PRV.

However, if you have signed up and have changed your e-mail address….you need to sign up again.

If you have been signed up and you have not been getting all the messages, you need to look at your SPAM filter and add the Mailserv to the ‘good guys’ list.  

Water Pressure Increase
The Pennsylvania-American Water has increased the water pressure on the entire system in Hampden Township. Normal home water pressure is between 50 – 75psi. Manufacturers of water heaters and water softeners say pressures above 100 can cause damage. The pressure in Pine Brook has always been a bit high, but now many homes are reporting 120-130psi.
Since the pressure increase in June, some Pine Brook homes have had water heaters leak, toilets valves leak, washing machine hoses burst, and even some pipes break.

Will this happen to your home? Do you need to install a pressure regulator valve (PRV) on your home? That is up for you to decide. But think of high water pressure above 100psi as being the same has high blood pressure in your body. There are no warning signs of any danger until something goes wrong. You could go for years until something bad happens, but the long term effects of high pressure are the same on the human body as they are on plumbing fixtures.

PAWC will install a PRV for free if your pressure is above 125, but not 120 or below. It is highly recommended that you get your pressure tested and install a PRV if needed.

If you need to hire a plumber on your own, it should cost around $160 - $250…. depending on many variables. The procedure is very simple and should take about hour….in most cases.

Do you need to do it? An ounce of prevention is worth a pound of burst pipes and water damage.

Why Didn’t I Get A Directory?
If you did not get a Pine Brook Neighborhood Directory, don’t worry…. it could be for one of the following reasons:

1. You haven’t paid your annual dues of $50. (Only 96 cents a week!) This money is used to maintain the common areas and run the civic association. Please send or deliver your check, made payable to PBCA, to Ken Ulrich, Treasurer, 322 Lamp Post Ln. Camp Hill,  PA 17011

2. You have paid your dues, but the PBCA Secretary got notice too late for this delivery. If so, please give David Fish a call at 737-6635.

3. Somebody made a mistake. The Block Captains delivering the directories, the Secretary maintaining the database and the Treasurer are human and make mistakes. Give us a call and we can fix it.
