PBCA Minutes for January 13, 2020

Attending: Lee Morrison, Garrison Price, Ramon Marin, Wayne Kessler, Carol Deglmann, Mike Kessler, Katie Manning, Rick McMullin, Brad Perva, Teresa Williams

Ramon discussed the finished accounting for the 2019 year for PBCA. We had a shortfall in dues receipts of approximately $3000. We also spent more than budgeted due to the Pavilion repair work, leading to an overall reduction in PBCA savings of approximately $10,000 for the year.

On the expenses side for 2020 there are still some Pavilion work projects to be considered but determination of expenditures will wait until we see how 2020's revenue shapes up. On the revenue side, the initial dues communication will occur in January, with a follow up for March and then late April. There will not be a dues increase in 2020 but PBCA cannot continue to run at a deficit.

The print PBCA Directory data collection has begun. We hope to go to print in late April or early May, and it will be delivered to all 2020 paying PBCA members.

Lee is planning on putting something together for Realtors concerning PBCA and dues for new home sales as we are now getting calls regularly from Realtors concerning the PBCA. It will actually be distributed to each homeowner and posted on the web site so that when a homeowner puts their home for sale in Pine Brook, they can provide this information to their realtor.

Lee is hoping to get standing committees started in 2020, for example a Gardening committee for planning of the parks, etc.

The meeting was adjourned at 7:55 PM. The next meeting is scheduled for Monday, February 10th at 7 PM.
